Kann ich ein Tiny Haus über die Bank finanzieren?

Can I finance a tiny house through a bank?

A question we are often asked: "Can I finance my Tiny House like a normal house?" The honest answer: generally no.

The reason lies in the legal structure. A Tiny House on leased land is not a classic property in the logic of banks—it does not stand on its own land, but on leased ground. For construction financing, banks usually require a land charge on the property itself, and that cannot be registered for a leasehold.

In practice, this means: you usually need equity. Those who bring other collateral—such as a property that has already been paid off or a securities account—sometimes find individual solutions with their own bank. However, you should not rely on this.

What many find to be a counterbalance: Because land transfer tax, notary fees, and land registry costs are completely eliminated, the total amount that actually needs to be raised is noticeably smaller than with a comparable house purchase with its own land.
